Executive Summary

Verdantix has analysed the development of both construction and operational digital twins for buildings for many years, from early building information modelling (BIM)-based models to the knowledge graphs and AI-powered simulations prevalent in the market today. While some organizations have generated significant value from digital twins, others struggle both to estimate the value needed to secure budget deployment and then to quantify returns once a twin is operational. This report examines how stakeholders can estimate, quantify and maintain value in a digital twin deployment. It is aimed at the 69% of organizations surveyed in the Verdantix 2025 global real estate asset managers and project managers survey who plan to invest in digital twins over the next 12 months (see Verdantix Global Real Estate Asset Managers & Capital Project Managers Survey 2025: Business Strategies & Technology Investment Priorities), as well as the 31% who already have – and their supporting service providers, software vendors and equipment manufacturers. The report includes two extended case studies of organizations who have achieved measurable positive outcomes from digital twin deployments.

Summary for decision-makers
Complexity, cost and unclear returns constrain digital twin adoption
Technical complexity can hinder successful implementation and maintenance
Firms rarely anticipate the true costs of digital twins
Digital twin value is hard to evaluate confidently
Case studies: two building digital twin deployments currently delivering value
Northern Arizona University (NAU) deploys Willow across its campus estate
French energy distribution operator deploys SpinalCom across its office estate
