Executive Summary

This study assists corporate real estate (CRE) leaders, workplace strategists and facilities directors in evaluating autonomous interior space technologies, in which building systems act on live information about how a space is being used, rather than operating on a fixed schedule or via manual control. Often called smart offices, smart hotels, smart hospitals or connected campuses, this report examines what those terms mean in practice for cost savings and for the AI-driven automated environments now being promised. Budgets are opening up as the technology matures to meet demand, while hybrid working has made occupancy volatile – with occupancy measurement now carrying weight across asset classes – and energy costs have become a board-level risk. However, the capability claims of workplace software providers and technical consultants frequently outpace what is running in live buildings. Drawing on Verdantix research and structured interviews with solution providers across the integrated workplace management system (IWMS)/connected portfolio intelligence platform (CPIP), space management, occupant experience, facilities management and building controls markets, Part 1 of this report sets out why occupiers invest, examines which use cases and levels of autonomy are addressable today, and explains how to build a business case that holds. Part 2 covers what buildings and leases permit occupiers to procure, how provider categories differ in what they can automate, and what implementation requires to deliver.
